If you’re considering a commercial concrete project somewhere here in Wisconsin, you’re probably wondering what the timeline is going to look like. While how long a job takes is going to vary widely from project to project, we can at least lay out an example of how the timeline could look. Phase 1: Pre-Construction Planning

Generally one of if not the longest phase in the timeline, pre-construction planning starts as soon as we agree to do business together. It involves the design process and all of the behind-the-scenes tasks that need to get done before we actually break ground, including the following: 

  • One of the earliest things we need to do is evaluate your site. We’ll have to check the soil conditions, elevation, drainage and access points to make sure it’s a good location and nothing special needs to be done.
  • Of course we have to manage the red tape as well, so we’ll navigate the Wisconsin local building codes, zoning laws and environmental impact assessments along our way to obtaining the necessary permits to begin construction.
  • We’re also going to have to take care of all the scheduling and procurement, making sure to source our materials and align our crew availability so that we can get everything done according to schedule.

Phase 2: Site Preparation

Typically the second- or third-longest phase, at this point we take care of all the site preparations. Our paperwork has all been squared away, so now it’s time for boots to hit the ground as we get moving. Here are some of the things that need to be done during this phase:

  • The first step in preparing the site is to remove all vegetation and debris, then level the ground on which we’re going to build.
  • Once the ground is level, we’re going to compact it and install a solid foundation of gravel or sand.
  • After that, it’s time to lay out all of the molds that are going to shape the concrete pour.
  • This is also the phase in which we ensure all electrical and plumbing lines are installed correctly and properly protected.

Phase 3: Pouring & Finishing

Although this might just be the most important phase of them all, it’s typically one of the shortest, possibly being completed in a single day for some projects. It’s time to actually pour the cement and finish our concrete. The finishing process includes leveling and screeding, applying textures or coatings and preventing future cracking by installing saw cuts and control joints. Even if this phase takes a few days because your project is particularly large, it should still be much quicker than other phases.

Phase 4: Curing & Quality Control

Although we’ve poured our cement and gotten everything finished the way we want it to be, it doesn’t automatically become perfect concrete overnight. This phase could be anywhere between the first-, second- or third-longest phase, depending on how much time is needed for the concrete to fully cure. The initial cure should only last 24 to 72 hours, but we might need to allow a few weeks after that for ongoing curing, maintaining moisture throughout the process to prevent cracking and ensure the durability of your concrete. When all is said and done, we’ll perform a final inspection to confirm integrity and compliance.

Phase 5: Post-Project Wrap-Up

The fifth and final phase is the other shortest, in which we wrap everything up. We’ll remove all of our formwork and clean the site, provide documentation and inspection sign-offs and perhaps apply a sealant if called for, all before handing off the property back to its owner.
